Roof Washing or Roof Replacement?

Roof washing or roof replacement

A filthy and dark spotted roof ruins the appeal of your home’s exterior aesthetic more importantly can be a detriment to the value of your home. Replacing a roof is a big financial investment that requires a lot of work, whereas soft washing your roof can save you a lot of time and money. But how do you know when it’s time to replace it, or if your roof is simply in need of a good cleaning by soft washing?

Routine roof cleaning is important because it not only keeps it healthy and beautiful, but it also extends its life of your shingles, if applicable and your total roof and framing. Cleaning your roof includes removing all the dirt and debris that has been living and collecting on your roof for years. Other signs to look for when it’s time to clean your roof include the presence of fungus, algae, or moss that may be building up in the areas that are “hard to see” and the sunlight does not directly hit most of the day to truly dry out the roof from any lingering moisture. Moss can cause your shingles to peel away from the adhesive connecting them to the shingles across your roof and blow off in a storm, strong wind, and causing your granular to clog your gutter system. The roof begins to decay as the moss, algae, and moisture build up over time, a prolonged neglect to wash your roof will cause the shingle to ultimately fail at protecting your wood underneath and the wood rotting process will begin.

Ugly Roof?

Black streaks or shadows that form on asphalt shingle style roofs does not indicate that the roof needs replacing, but it simply has a fungus growing or a surface mold. The method of removing this growth would be called “soft washing”. Soft washing is the ONLY method that should ever be used to clean a roof of any construction material. If pressure is used on your roof, especially asphalt shingles, IT WILL cause damage to your roof, potentially causing the early onset failure of the shingles and causing you to replace your roof prematurely than its original expiration date. Pressure washing is a method that could be used on hard surfaced roofs or metal styled. It is not recommended to use full pressure, but as a method to rinse the chemical application from the soft wash process used previously on your roof to promote the appearance of your roof immediately but not necessary. These methods should not be a “DIY project” for the weekend as safety is paramount when washing a roof as the risk of injury is significantly higher without the proper training and equipment to perform the job. The Best Time to Replace a Roof?

If you are receiving a routine maintenance cleaning of your roof, the roof could potentially last more than 20 years for shingle roofs, 50 years or more for metal roofs, and up to 100 years for concrete or clay tile. If the roof has started to rot, leaks have begun, or there is physical damage to your roof, now would be the best time to replace your roof by an insured, qualified, and professional company.

Before you commit to new roofing, it’s important to understand what replacement entails. The skilled contractor will start by removing every asphalt shingle, The underlayment, and all metal flashings, including gutters and waterproofing metal. All the old nails must either be pounded back into the roof or removed and cleaned up. If the removal process unearths damage to the roof, the old wood will need to be cut out and replaced. Once the old roof is removed and the surface is prepared for the new roof, the roofers will install new underlayment. As the new roof is being installed, the contractors will replace the old flashings and pipe jacks with new ones. After the roof is complete, they can install gutters. If the gutters are being replaced, it’s best to remove them before installing the new roof. Replacing a roof can be costly, typically 3 to 5 times as expensive as routine maintenance soft washing.

Roof Cost

“The price to replace a roof depends on the materials you choose and the labor involved. A new roof can cost anywhere from $5,000 to $45,000, depending on square footage and what kind of home you own. Cost of labor will depend on where you live, but in general you can expect to pay $25,000 on average.

An asphalt shingle roof is on the lower end—averaging around $8,000 to $15,000 for a 1,600-square-foot home—though it has a shorter lifespan at 25 to 50 years. With a 20-to-30-year lifespan, a wood shingle roof costs around $21,500 for a 1,600-square-foot house, while clay or asphalt shingles will give you the most longevity (up to 60 years) but also cost the most, at around $21,000 for a 1,600-square-foot home.” From Angi.com
